JOB SCOPE
Responsible for managing and administering a portfolio of real estate and construction projects; coordinating with real estate developers, property owners, real estate firms, construction companies and/or architectural/engineering firms to structure real property transactions to meet corporate objectives and internal customer requirements.
DUTIES & RESPONSIBILITIES
Develop, strategize and facilitate acquisition, consolidation and disposition of real property.
Complete site selection analysis for real property based on collaborative efforts with internal clients regarding analysis on distance to market served, proximity of labor force and economic development incentives
Create Lease versus Purchase analysis (using differential cash flow technique, quantitative and qualitative analyses)
Evaluate leasehold structuring (such as sale/leasebacks, build-to-suit leases, operating versus capital leases) and negotiate in keeping with company and Operation team objectives
Negotiate all real property contracts, co-manages design and construction of site plan/layout and office and industrial space with Construction Department
Forecast of operating and capital budgets for purpose of expansion and contraction of real property
Manage surplus facilities; determine highest and best use for surplus facilities and/or negotiate early termination agreements
Prepare Letters of Intent for proposed real estate transactions and construction (leaseback)
Manage due diligence process for real property acquisitions and divestitures with Corporate departments including but not limited to: Risk, QHSSE, Legal, Finance, Accounting, and IT
Evaluate asset holdings and real property proposals by performing financial analysis for internal clients
Research and attempt to achieve economic development incentives with government agencies
Manage real estate database and prepare reports relating to owned and leased facilities.
Ability to manage multiple transactions simultaneously with multiple internal and external clients
Ability to comfortably interact with all levels of management
SKILLS & KNOWLEDGE
Must have prior experience with current safety regulations and environmental issues as they apply to new construction or addition to existing company Owned/Leased structures
Ability to comfortably interact with all levels of management
Proven PC proficiency with word processing and spreadsheet software
MINIMUM QUALIFICATIONS
REQUIRED
7-10+ years of experience in commercial and / or industrial real estate
5 years of experience in construction and development projects.
PREFERRED
4 year degree in Real Estate / Construction Management; Commercial Real Estate License
Oil and Gas/Energy Related experience
SPECIAL REQUIREMENTS
The physical and mental ability to immediately respond to emergency situations and to handle high-level multi-tasking job request.
Unrestricted work authorization in the United States and abroad
Travel on a regular basis in order to perform job responsibilities
