Role: CMMS Team Leader
*Guides and supervises Data Management Section activities related to Computerised Maintenance Management System (CMMS) to provide maintenance data management services to end users. Ensures CMMS timely and cost effective achievement of targets for the maintenance support activities.
*Provides technical expertise with experience based knowledge and assistance to technical and operational divisions/departments on all related matters to materials and Spare Parts. Ensures technical custody of spare parts. Initiates and develops spare parts strategies and ensures effective implementation of these strategies. Carries out studies and statistical analysis on materials system, spares consumption, spares obsolescence, etc. Provides functional support to CMMS implementation and day to day support to end-users. Provides quality assurance of the structured data with Maximo description and purchase order text.
*Provides guidance and work direction to personnel in the Data Management Section in providing support to PBU end users on the utilisation of the CMMS through frequent offshore visits. Supports budget preparation and cost control process for assigned area of responsibility. Ensures that the CMMS System continues to meet user requirements and to achieve set targets for the maintenance support activities in a timely and cost effective manner.
*Manages and updates the asset register database. Reviews methodology of equipment hierarchy build-up to ensure all equipment are registered consistently in the CMMS.
*Reviews packages for new projects in order to ensure necessary documentation for new systems with associated plans and drawings are provided by Engineering Projects Teams at time of equipment registration so that proper data build up of equipment/location hierarchy, equipment specifications, bill of materials, and preventive maintenance programs in accordance to vendor maintenance recommendations is achieved.
*Reviews maintenance performance and reports maintenance activities through CMMS. Carries out preliminary analysis to ensure equipment reliability and, if necessary, proposes modifications.
*Provides analytical and statistical report on maintenance performance to PBU and GMT Management.
*Manages service level agreement with all customers. Coordinates with Reliability engineers the enhancement of maintenance programs and benchmarking with the objectives of achieving high service factors at optimum cost.
*Prepares data enhancement plans, supervises and coordinates the execution, enhancement, customization, and updating of CMMS data base system to enable site personnel efficiently execute their maintenance activities, and reliability Engineers to carry out analysis of equipment performance and efficiency of maintenance programs.
*Enhance and update business processes for CMMS. Ensures CMMS data Standard are adhered to in order to improve the standards and techniques and optimize availability / reliability of equipment.
*Controls the systems codes and defines additional ones in accordance with the maintenance strategy driven by the company Key Performance Indicators (KPI). Develops audit criteria for CMMS system database and utilization.
*Directs, controls the preparation of the annual department plan. Supervises, directs, and coordinates the activities of assigned personnel. Performs supervisory functions and exercises financial authority at the level established by management. Contributes to the preparation of the annual divisional plan and the strategy to ensure resource requirements and work programs. Ensures timely and cost effective achievement of targets for the Spare parts team.
*Reviews spare parts interchange-ability record (SPIR), carries out verification and reconciliation, recommends material for processing and spare part purchasing for operation. Prepares Bill of Material (BOM). Assesses criticality of spares, optimizes stock levels and raises VAPs to Commercial Division.
*Prepares and issues spare parts policies and strategies including determination of spares criticality and definition of necessary rules and analysis required for best stocking policy. Ensures training employees on spare parts consumption analysis, Life cycle cost, spare forecasts, etc.
*Reviews package for new projects and recommends on spare parts selection and redundancy.
*Checks the backup documents for the RSPL (Requested Spare Part List). Transforms materials from RSPL-SPIR format into MAXIMO Material Master. Ensures transfer/provision of necessary data to the CMMS and defines common codes to be used for the inventory items.
*Participates in equipment review and proposes new solutions alerts on obsolescence of spares. Carries out the review of the commissioning and the two years operation spare parts.
*Identifies missing information in the spare parts database, collects data from engineering packages and other sources, and carries out contents cleansing and updating. Prepares Materials master data to MAXIMO.
*Develops and implements training programs for PBU end users on CMMS Work Management Module including Work Orders execution, searching tools, failure reporting and analysis, and resources consumption and analysis.
*Supervises and supports on job training for UAE Nationals. Verifies, and maximizes learning opportunities by creating and implementing on job training. Ensures robust and very close follow up, motivation, fairness and consistency is maintained. Participates in career development planning for team members.
*Manages the performance of all members of the data management section. This includes identifying Performance Measurements such as Customer satisfaction with service provided, customer satisfaction with CMMS data, cost saving through improvement in maintenance strategy and practices, numbers of staff trained on CMMS vs. targets, and time to implement agreed targets Quality of maintenance reporting. Ensures competency of Maintenance Data Management staff in the operation and functions of the CMMS system.
*B. Sc. Degree in Engineering discipline.
*Extensive Knowledge of Maximo/ CMMS and Spare Parts Management
*15 Years experience mainly in Oil and Gas/ Petrochemical Industry with background of modern maintenance systems.
*Very Good knowledge of English.
